TRICITYHOMESA HOME YOU CAN AFFORD

Sell Your Land

We Buy Land Across East Tennessee

Vacant land, a teardown, an older mobile home site, or a commercial or industrial parcel. Send us the property. If it fits our model, we make a direct offer, and the closing is handled by a local attorney in Greeneville or Johnson City.

We are direct buyers who build on the land. Your property becomes a new home a local family can afford, not another listing passed through a chain of buyers.

Property We Buy

What we buy.

If it is land in East Tennessee, we want to see it.

Vacant land

Raw, wooded, or cleared. With or without utilities.

Farms and pasture

Working or idle. Hay fields, cattle land, barns and outbuildings included.

Teardowns

Houses past the point of fixing. We handle demolition.

Older mobile home sites

Sites with an older mobile home, lived in or not.

Buildable lots

Cleared lots in town or out in the county.

Larger tracts

Acreage we can divide into multiple home sites.

Timber and hunting land

Wooded tracts, ridge land, and hollows. Timber counts in our review.

Infill parcels

Skipped-over lots inside existing neighborhoods.

We also buy select commercial and industrial parcels.

Also Buying

Larger acreage and legacy properties.

We are actively looking for larger holdings: farms, pasture, timber, creek frontage, springs and ponds, and acreage with room for more than one generation. If you have a larger property you would consider selling, we want to talk.

Common Situations

Sound familiar?

Inherited land

You inherited property you do not plan to use, and settling it has been sitting on the list ever since.

Tired of paying taxes

The tax bill shows up every year for land that does nothing for you.

An old mobile home

A worn-out mobile home on the site, lived in or not. You do not need to remove it. We handle that.

You live out of state

Managing a property from hours away has stopped making sense.

Whatever the reason, send it. If it fits our model, we make a direct offer. Either way, you hear back.

Why Sell to TriCity

A direct sale to the builder.

East Tennessee has a housing affordability gap, and closing it is the work we do. We buy land, place quality factory-built homes on it, and price them so working families here can own them. When you sell to TriCity, your property goes to the company doing that work, and the community gets a home someone can actually afford. You can verify every project on our Projects page, street by street.

Direct buyer

No listing, no commissions, no assignment chain. You deal with the people who build on the land.

Verifiable work

Our completed and active projects are listed by street and town. Look us up before you decide.

Attorney closing

Every closing is handled by a local attorney in Greeneville or Johnson City. The attorney clears title, holds the funds, and pays you directly.

Questions

Straight answers.

Do you buy properties with old mobile homes?

Yes. Older mobile home sites are one of the main property types we buy. The existing home does not need to be in good shape, and you do not need to remove it before selling. We handle that.

Do you buy farms and pasture land?

Yes. Working or idle, with or without barns and outbuildings. We can buy the whole property, or in some cases just part of it, like road frontage you are not using, while you keep the rest.

I inherited land I do not plan to use. Can you help?

Yes. Inherited land is one of the most common situations we see, especially for owners living out of state. Send us the property and we will review it. If the estate paperwork is not finished, the closing attorney can usually tell you exactly what is needed to complete the sale.

How do you come up with your offer?

We look at the property the way a builder does: location, access, utilities, zoning, septic feasibility, recent sales nearby, and what we can build there. The offer reflects what the land is worth to the company actually doing the work, and we will walk you through how we got to the number.

Do I pay commissions, fees, or closing costs?

No commissions and no fees. In a typical purchase we pay the standard closing costs. Everything appears on the settlement statement, so you see every number before you sign.

Who handles the closing and the money?

The closing is handled by a local attorney in Greeneville or Johnson City. The attorney clears the title, holds the funds, and pays you directly at closing. We never ask you to send money or sign anything outside the closing.

What if I owe back taxes on the property?

That usually does not stop a sale. Back taxes are typically paid out of the proceeds at closing, handled by the attorney on the settlement statement. Send the property and we will sort it out.

Can I sell if I live out of state?

Yes. The attorney can prepare a mail-away closing, so you can sign the documents where you live and get paid without traveling to Tennessee.

My land is wooded, sloped, or has no utilities. Will you still look at it?

Send it. We review access, utilities, zoning, and septic on every property. Raw and uncleared land is often exactly what we are looking for.

How fast can you close?

Once we agree on terms, the attorney handles the closing on a date that works for you. There is no obligation at any point before you sign.
