Do you buy properties with old mobile homes?
Yes. Older mobile home sites are one of the main property types we buy. The existing home does not need to be in good shape, and you do not need to remove it before selling. We handle that.
Do you buy farms and pasture land?
Yes. Working or idle, with or without barns and outbuildings. We can buy the whole property, or in some cases just part of it, like road frontage you are not using, while you keep the rest.
I inherited land I do not plan to use. Can you help?
Yes. Inherited land is one of the most common situations we see, especially for owners living out of state. Send us the property and we will review it. If the estate paperwork is not finished, the closing attorney can usually tell you exactly what is needed to complete the sale.
How do you come up with your offer?
We look at the property the way a builder does: location, access, utilities, zoning, septic feasibility, recent sales nearby, and what we can build there. The offer reflects what the land is worth to the company actually doing the work, and we will walk you through how we got to the number.
Do I pay commissions, fees, or closing costs?
No commissions and no fees. In a typical purchase we pay the standard closing costs. Everything appears on the settlement statement, so you see every number before you sign.
Who handles the closing and the money?
The closing is handled by a local attorney in Greeneville or Johnson City. The attorney clears the title, holds the funds, and pays you directly at closing. We never ask you to send money or sign anything outside the closing.
What if I owe back taxes on the property?
That usually does not stop a sale. Back taxes are typically paid out of the proceeds at closing, handled by the attorney on the settlement statement. Send the property and we will sort it out.
Can I sell if I live out of state?
